Renting from JCS Realty

JCS Realty manages property for Owners.  It is the Owner's choice, not JCS Realty's, whether a home will or will not be eligible for the Section 8 Housing Program (HUD).  Unfortunately, not all our properties are Section 8 Voucher (HUD) eligible.  Properties that are eligible for the Section 8 Voucher Program (HUD) will be advertised saying such.  If you have any questions as to a properties' eligibility please give us a call and one of our friendly leasing agents will be happy to answer any questions you have!

When applying for properties listed as eligible for the Section 8 Voucher Program (HUD), potential tenants are still required to follow the normal application process for JCS Realty Properties. Found a property you like?  Ready to make it your home?  Here at JCS Realty we try to make the application process as simple as possible-- we know you have other things to worry about (like which rug will look best in your new living room)!  You can apply online, 24 hours a day, by going to the Rental Listings page located under the Leasing Tab on our homepage.  From here, locate the property for which you are interested in applying, enter your information and submit.  If you don't want to apply online and would rather stop by to see us, no problem--we love visitors!  Stop by our office anytime from 9:30 a.m. to 5:00 p.m. Monday - Friday, and one of our Leasing Agents will be happy to assist you through the applicaiton process or answer any questions you may have.

All persons over the age of 18 who will be living in the home must submit an application.  Non-refundable application fees are currently $29.50 per adult for processing.

So you want to apply for a JCS Rental, but are unsure you would qualify and don't want to waste your money?  We completely understand!  Let us explain what criteria we're evaluating and why:

Employment (Income)- At JCS Realty, our job is not simply to match people with homes, but to match homes with people.  The unfortunate reality is that, sometimes the home we want, we just can't afford right now.  The last thing we want to do as a responsible company is be forced to evict someone from their home because they couldn't afford it.  As a general rule of thumb, we like to see an applicant(s) household income be at least 4 times the monthly rent amount of the property for which they are applying  For example, lets say a couple applies for a JCS Rental and the wife brings home $2,400.00 a month and the husband brings home $2,200.00.  To figure the maximum monthly rental amount they could qualify for, they would add the incomes together and then divide by 4: $2,200+$2,400= $4,600.00. $4,600.00/4=$1150 per month.  Therefore, these applicants would be approved for a rental home with a monthly price of $1150 per month or less.

Credit Score - While Owners for which we manage properties set different limits on what Credit Scores are acceptable, a credit score at or above 550 is a good indicator of eligibility for a JCS Rental. Your Credit Scores give us a good indication as to whether you will or will not follow though with your committments on the lease contract.  

Credit History - When you submit your application, JCS Realty will be provided with all debts and monthly payments that you are currently making.  Also, we will be supplied with any unpaid debts that may have been turned over to collections.  Almost all of us in the modern world have debt, and debt alone will never diqualify you from your dream home.  However, these monthly payments will be counted against your income in the first section of criteria; therefore reducing the original price point you might have initially qualified for.  In the event you have had a judgement issued against you for collections of non-payed rents in the previous two calendar years, you will automatically not be eligible for a JCS Rental.

Criminal History - Every application submitted provides JCS Realty with a full and comprehensive criminal report on each applicant.  Most Felony convictions and some Misdimeanors may prevent you from being eligible for a JCS Rental.   In the event you are unsure if you would fall into this category,we recommend you give us a call prior to applying, so one of our Leasing Agents can help you get the information you need.

All applications for JCS Rentals are reviewed on a first come, first serve basis.  In the event you submit an application and another applicant has applied before you, you will automatically be next in line in the event the other applicant is not approved.  If the other applicant is approved, a representive from JCS Realty will reach out to you to see if you would like to move your application to another one of our great properties.

You've found the perfect home, just sent off your application, and are now waiting anxiously to hear if your dream is becoming a reality.  Trust us--we understand, and are working diligently behind the scenes to make sure the information gets back to you as fast as possible.  Unfortunately, getting all the data back and in our hands for review takes time... a lot of it!  On average, it only takes between 24 to 48 hours for everything to come in after you submit your application, but applying on dates close to a Holiday or late in the work-day on a Friday, could cause your application review time to be extended. 

While we understand every minute after applying can feel like an eternity, we ask that our applicants allow at least two business days to hear back from one of our Leasing Agents.  You will be notified via email whether your application has been approved or denied.

Since JCS Realty manages property for Owners, the Owners set their own pet policies.  Some owners, for various reasons, like to limit the size of pets allowed to live in the home.  Any dog or cat less than 25 lbs will qualify as a "small pet."  However, this does not mean that all pets under 25 lbs will qualify.  If you have a pet, that is not a cat or dog, and are curious whether it will be approved prior to applying, please call us.  We will be happy to answer any questions you might have regarding non-traditional pets.

All leases are normally for One Year. WE DO NOT ISSUE MONTH TO MONTH LEASES FOR NEW TENANTS. In the event of special circumstances in which you will need a home for more than 3 months but less than a full year, feel free to reach out to our office. Special considerations can be made for qualified applicants.

Here at JCS Realty, we enjoy seeing your sweet pup or feline companion frolicing around your new home just as much as you do.  However, we manage properties for Owners who may (or may not) share in our enthusiam for your furry friend.  Additionally, some insurance providers prohibit certain "high risk" dogs (Pit Bulls, German Shepherds, Rottweilers, etc.) and other non-traditional pets (Birds of Prey, Pigs, Snakes, etc.) from living in homes the companies insure.  We do our best to be transparent, through our marketing, regarding whether or not a property is pet friendly.  As always, if you're unsure about the pet policy of a JCS Rental or have a non-tradional pet, please call us before applying.

As a company dedicated to championing Fair Housing for all, we will always allow any prescribed Service Animals at any of our many properties.  When you submit your application, it's important to include the documentation from your licensed physician/therapist giving all necessary information on your prescribed Service Animal.  This will allow JCS Realty to ensure there is no confusion throughout your leasing process, and that your Service Animal is given the treatment you expect.  Additionally, if we are provided with proper documentation of your Service Animal, JCS Realty will be able to waive the deposits for your pet.

Is something broken or not working at your home? Wondering what to do now? No problem, we've got your back!   JCS Realty takes pride in making sure all our tenants have the best experience possible at their homes.  To communicate your concerns to our Maintenance Technician quickly and efficiently, we have two ways you can submit your requests:  submit a maintenance request from our website, or call our 24-hour maintenance call center at (870) 627-3630!

You can submit a maintenance request online by going to our website and logging into your personal tenant portal. From there, you can include a description of the issues you are experiencing, pictures of any damages, and the best times to contact you. If you prefer to speak to someone in person, our helpful office staff is always standing by, and happy to handle your needs anytime Mon-Fri from 9:30-5:00.  If we're spending time with our families and are not able to be in the office, you will still be able to contact our 24-hour Maintenance Call Center.  In the event a representative from our office staff is unable to come to the phone, feel free to leave a brief message and someone will return your call as soon as possible.

Here at JCS Realty, we want to make managing your rental payments as convienient as possible, so you have two ways to pay rent:  in person or online!  Upon signing the lease to your JCS Rental, you will be enrolled in an autodraft program.  Rent monies are autodrafted from accounts on the first of every month.  

In the event you need to make a late payment, simply login to your tenant portal with your credit or debit card and enter your information or feel free to stop by our office any time Mon-Fri from 9:30-5:00 and our friendly staff will be standing by to help.

Do I really need renters insurance, and how much does it cost? Most policies will cost approximately $15 a month, but it covers broader scenarios than you may think. Here are some essentials to know when deciding whether to buy a policy:

What is it?  Renters insurance is a type of insurance that covers your personal property. If someone breaks into your rental and steals your belongings, your landlord typically is not responsible (unless you can prove the landlord was negligent by, say, not providing a lock for your doors or windows). Otherwise, you’ll have to pay to replace what was taken or damaged. This is where renters insurance steps in and saves the day by covering the cost of missing/damaged items. The insurance often covers damage to your belongings from major situations like fire, vandalism, and other disasters.

Renters insurance covers your belongings even when it isn't in your home!  Any valuables that are often kept in your car or that you bring with you, such as on vacation, are also covered by most policies.  Whether your bike is stolen from inside your apartment or while parked outside your favorite coffee shop, your insurance will pay for what your property is worth (actual cash value) or the cost to replace it (replacement-cost coverage) depending on the details of your policy.

It also covers damage to other people’s stuff!  Your renters insurance policy sticks with you when you (or, say, your kids) go to a friend’s house, shopping, or even if your kids decide to play around in the china department of a store-- if something gets damaged, that can be considered "property damage liability" and your renters insurance policy could pay for that (depending on your policy).  Renters insurance also protects you if someONE gets damaged! If a friend rolls an ankle because they stepped on your dog’s chew toy in your living room, you could be held liable for the medical costs. But, depending your policy, your renters insurance would shoulder that cost. Additionally, if your rental unit is unlivable for a time because of maintenance issues, the cost of a temporary hotel stay would likely be covered by renters insurance.  

An important note about property damage; however, is that renters insurance doesn’t typically cover damage done to your rental property by another person. So, if someone were to break your window, and that person doesn’t have renters insurance, you would responsible for paying to fix the damages. Bottom line: Renters insurance is awesome, but often comes with coverage limits, so make sure you read the fine print.

To be approved for a JCS Rental, your submitted application must include all required information. If an applicant does not provide sufficient proof of income for (at least) the past two months, records of previous rental history, employment information, proof of personal identification, or the application has missing field data or lacks a completed co-signer application, the submitted application will not be processed. If any part of the rental application is incomplete, you will receive an email regarding the missing information.  At this point, our JCS Realty Office Staff will move on to review other completed applications in the order they were received. Please note that completed JCS Realty Rental Applications are reviewed on a first come, first served basis, and under no circumstances will JCS Realty refund application fees for applications that are incomplete.

Upon application approval, potential tenants will receive an email instructing the applicant to contact our Leasing Agent, Shelby Norris, to schedule a leas signing.  The lease signing must be scheduled within 2 business days after the approval email is sent.  In the event your lease signing is not scheduled within the stated time-frame, your application will become void, JCS Realty will move on to the next approved applicant, and your application fee will not be refunded. After approval, all applicants must sign their lease within 5 business days.

JCS Realty requires that each adult applicant (ages 18+) and lease co-signers apply and submit an application fee of $29.50. If an applicant submits an incomplete application, the applicant will be notified via email with an opportunity to provide the missing information.  Please note: Refunds will not be given on incomplete applications or applications that are submitted and denied.  If multiple people apply for the same property before our Leasing Agent is able to process the first application, the Agent will reach out to the second applicant to determine whether they would like to wait, transfer their application to other available JCS Rental Property, or receive a refund on the application fee(s) submitted.

While JCS Realty always tries to accommodate all pet owners; however, insurance policies for some homes explicitly prohibit certain breed types. If you are concerned the breed of your pet may fall in this category, it is always best to reach out to our office prior to application submittal, as submitted application fees will not be refunded.

In the event you are unable to sign the lease within the required 5 business days, JCS Realty would be happy to extend to you an additional 10 business days to perform your lease signing with the submission of a non-refundable security deposit.  Upon signing your lease, this security deposit will be transferred to your rental property.

While most of our rental properties are pet friendly, JCS Realty requires that tenants pay a non-refundable fee of $250 for each pet that will be living in the rental space. These funds should be paid once your pet has been approved, and they will not be refunded upon the expiration of your lease.

We are always sad to see our JCS Tenants leave, but we understand moving onto greener pastures and are here to make the transition as seamless as possible! In the event you need to move out of your JCS Rental, we ask that the following steps be followed. 

First, all tenants moving out must complete and sign a Move Out Form. This form should be received by the office prior to (or no later than) 30 days of lease expiration. It is also important to note that your Rental Account must be paid in full for the month of move out before you can be approved for move out. JCS Tenants are expected to vacate the rental property in the condition it was originally rented -- our check-in sheet will be used as verification in our final walkthrough. Our office will schedule your move out inspection within two business days of the specified move out date provided. Once this inspection has been completed and reviewed, any funds due back to the Tenant will be credited to their provided account. JCS Tenants are held responsible for any damages not covered by security deposits.

Welcome to the JCS Realty family! In order to finalize our move-in process, making you an "official" JCS Tenant, we ask that you complete the following steps:

  1. Within 48 hours of being notified that your application was approved, drop by the office and pay the specified deposit.
    • JCS Realty will hold your rental unit for a maximum of two weeks after the deposit is paid.
  2. While in the office, schedule a date and time for your lease signing within two weeks of paying the deposit.
    • In the event your lease is not signed within the required time prior, the property will go back on the market and your deposit will be forfeited.
  3. On the date of your lease signing, please come to our office with ALL parties of the least (unless prior arrangements are made with the office) and the following items:
    • Required rent monies (credit cards are NOT accepted)
    • Pet Fees, if applicable (credit cards are NOT accepted)
    • A voided check or back documentation of routing and account numbers for rental bank-draft enrollment.
  • Keys to your rental property will NOT be distributed until all parties have signed the lease.
  • "Parties" of the lease includes both tenants and co-signers.

Once the previously mentioned tasks have been completed, you will have become an "official" JCS Tenant!
